Exploring The Mason Method

The Mason Method is our structured approach to creating a thoughtful, cohesive space from the first conversation through final walkthrough. Each phase is designed to give you clarity, confidence, and a clear understanding of what comes next.

When we begin your project, we’re not just interested in the current state of your home–The Mason Method is about envisioning your future. Whether you’re renovating for the longevity of your home or for resale, we are here to provide you with direction and complete support.

Today, we’re going to give you an in-depth look at our process so that you can have a clear outline of what you’re signing up for when you choose Anne Mason Design.

Phase 1: Discovery

Getting the feel of how you live your life is a crucial first step in this process. That is why we start our projects with the sole intention of learning about you and stepping into your world–what we call the “Discovery” phase. We focus on the art of listening and observation to help ensure a successful renovation for you and your family.

We begin with what we deem the Discovery Call, a 30-minute phone call for an initial introduction between us and to learn more about your desires, from your definitive priorities to what you might still be unsure of.

Once we understand where you’re starting from, then we can move to the Meet & Greet Presentation where we walk you through our processes, show you our portfolio, and discuss the level of investment you should expect.

This then leads us to the Initial Site Visit where we become acquainted with your space and assess the existing conditions and potential challenges. Usually this meeting takes anywhere from 1-2 hours as we walk through your home, take dimensions, and photos for us to reference while building your scope of work.

When we have the Scope of Work Presentation, you’re given recommendations for what needs love and care as well as a defined investment proposal so that you can have a clear understanding of our pricing before you decide whether to move forward with us.

Once your Scope of Work has been signed and the Design Fee has been paid, your project is secured on the AMD project calendar. At this point, we also send you a client welcome packet which details what you can expect during your renovation. You also receive your own online client dashboard link where we will post all of your presentations, drawings, etc. This allows you to have a singular point of reference throughout the process.

In our Commencement Meeting, we take two hours in person to learn more about your lifestyle, preferences, inspirations, functional needs, and priorities. We do this through questionnaires, collaborative exercises, and walking you through our client onboarding process. This is important to help us to have a clear understanding of what you want and need before we ever start designing.

Phase 2: Design

The design process is where your project starts to take shape. We develop the design in layers, weaving it together piece by piece in order to see the clear picture as a whole. Each presentation builds upon the last, giving you opportunities for thoughtful feedback while allowing us to protect the integrity of the overall design.

In The Mason Method, we offer five presentations that progressively guide us to final selections.

  • Mood Board Presentation: We dive into the creative direction of your project through inspirational imagery, color, materiality, mood, and aesthetic preferences. We typically provide two mood board directions based on your answers during the Commencement Meeting.

  • Look & Feel Presentation: The next time we meet, we focus on your mood board direction. Then we narrow down and specify the design direction through the look and feel of your project. Our concepts are paired with preliminary finish and fixture selections, space planning, and elevations so you can begin seeing how the space will come together.

  • Design Direction Presentation 01: We continue to build your design through additional layers. We present your primary selections, refined floor plans, elevations, and black-and-white 3D renderings. This establishes the core foundation of your design.

  • Design Direction Presentation 02: Selections are refined based on your feedback. Meanwhile, we introduce color 3D renderings and additional design details help you understand how materials, finishes, and architectural elements work together. This can include cabinetry hardware, sink accessories, mirrors, cabinetry inserts, etc.

  • Design Direction Presentation 03: Your final selections, color 3D renderings, elevations, and design details come together into one cohesive design. This allows you to see everything pulled together before you provide final approval.

Anne’s note: We have defined this process for our presentations through trial and error. Over the years, we have seen that it typically takes this level of attention up front for clients to feel comfortable and confident in their project. This layered approach allows us to start big with the overall footprint and then progressively hone in on the tiniest details without overwhelming our clients.

Phase 3: Coordination

Once the design is approved, we enter the Coordination phase that bridges Design and Execution. This involves pricing, procurement, and documentation necessary to implement the approved design. This step differentiates us from other designers in that we take the time to coordinate all the details before jumping into construction. This allows us to be efficiently organized before any walls are opened up.

When we meet on site with prospective contractors to review the design, we call that Trade Day. By meeting in person, you get introduced and acquainted with each candidate. They get to walk your space, get to know you, and ask any clarifying questions they may have. Afterwards, we help you review the bids and provide guidance on contractor selection. You make the final decision and enter into a construction agreement directly with them, completing the Contractor Selection & Contract Signing stage.

For our Final Budget Alignment & Approval, we review final contractor pricing with you. We help identify any pricing adjustments needed and confirm the approved budget before moving forward. We then confirm all approved finishes, fixtures, appliances, lighting, and design details before purchasing and construction documentation are finalized.

Once we receive the approval, we issue the Construction Documents: detailed drawings, schedules, and supporting information needed for permitting. These documents will be kept on-site throughout the renovation process, allowing contractors to reference them whenever needed.

After contracts and investments are finalized and before demolition begins,  AMD will take Pre-Construction Photography & Video for our project records and portfolio.

By finalizing decisions, documentation, and project requirements in advance, we reduce surprises and give your project team a clearer plan to follow.

Phase 4: Execution

Execution is where the design becomes a reality.

We meet with you and your contractor for the Project Kick-Off Meeting to review the approved design, construction documents, project priorities, and questions before work begins. This meeting is key in ensuring everyone is on the same page before demolition begins.

If Ordering & Procurement Management are included in your services, we oversee purchasing, vendor communication, order tracking, and delivery coordination. We make sure this is handled as soon as possible so there are no delays in your projects.

When we move into the Demolition Design Oversight, we review conditions that may be revealed during demolition. When working with existing homes, there will almost always be something that pops up during this phase. We like to stay actively involved so that we can address any adjustments needed.

Then once we begin construction, we review progress for alignment with the approved design, answer design questions, and help resolve issues as they arise. We specifically call this the Construction Design Oversight because we are looking at the overall design implementation specifically. Your contractor remains responsible for construction methods, site safety, and the schedule.

After construction, we conduct the Final Punch Walk & Issue Resolution where we review the completed work and identify outstanding design-related deficiencies or concerns. The contractor is then responsible for coordinating these final touch-ups and closing out their contract with you.

Once the construction process is finalized, AMD will request a full day to film and photograph the completed project. If a separate furniture and styling service is included in your scope, this is also when we’ll style your space with furniture, art, and accessories. We typically host your Client Reveal & Walkthrough on the same day so you can experience your finished home.

Once everything is finished, we close out with a Project Wrap-Up & Final Review. We present you with a close-out binder with your project information and gather your feedback.
